Tenochtitlan fell first. Then the Spanish advanced to Tlatelolco, the last redoubt where Cuauhtémoc, the last Mexica ruler, was. On August 13, 1521, the tlatoani were captured and brought before Cortés.
Why did this empire collapse? When Moctezuma died, Cuitláhuac rose to power, but died shortly after from smallpox, so he was replaced by Cuauhtémoc. However, on August 13, 1521, Cuauhtémoc was captured, which meant the definitive fall of Tenochtitlán into the hands of the Spanish.
